Mortgage Calculator Pros is created and published by Collective Vision Haus. It exists to answer one question carefully: what would this house actually cost me each month?
What the calculator does
It models a fixed-rate home purchase loan. You supply the price, down payment, interest rate, term and start date, plus optional property taxes, homeowners insurance, HOA dues and mortgage insurance. It returns the estimated total monthly cost with every component shown separately, the total interest over the term, the estimated payoff date, and a full amortization schedule you can read yearly or month by month.
The arithmetic is the standard fixed-rate amortization calculation, implemented from first principles. Interest each month is charged on the remaining balance, the final payment is adjusted so the balance lands exactly at zero, and a zero-percent rate is handled as a straight division rather than a broken formula. Values are rounded only when they are displayed.
What it does not do
- It does not quote rates, and it never fills in a market rate for you.
- It does not estimate local tax or insurance rates from an address.
- It does not model adjustable rates, points, buydowns, or closing costs.
- It is not a loan offer, approval, or a prediction of what a lender will do.
How it is funded
The calculator is free and has no sign-up, email capture, lead form, or lender marketplace. We intend to support the site with clearly separated advertising in the future. None is running today, and any advertising added later will be kept visually distinct from the calculator controls, results, and editorial content.
Corrections
If a figure looks wrong, we want to know — the math is testable and we would rather fix it than defend it. Every calculation is standard fixed-rate amortization, so a result you can reproduce by hand should match ours exactly.
